How does a reverse mortgage affect a probate sale?

The loan is usually due on death. The clock starts whether the family is ready or not.

Most reverse mortgages, including HECMs, become due and payable when the borrower dies (or permanently leaves the home). Servicers send notices. There are federal timelines for heirs to decide whether to pay off, sell, or turn the keys over. Ignoring the mail does not pause the loan.

A probate or trust sale can still work — if someone with authority engages the servicer, confirms the payoff, and lists with a realistic close date. The danger is a family that waits for Letters while the due-and-payable clock is already running.

Tell the broker about the reverse mortgage on the first call. It changes insurance, occupancy, payoff, and sometimes whether a short sale or a fast as-is listing is the only path that protects the estate.

This is one of the most common ways an otherwise simple Los Angeles estate turns into a foreclosure file. It is also one of the most solvable — if it is named early.
